Area Action Plans to Guide Redevelopment and Regeneration

Area Action PlansArea Action Plans (AAP) form an effective design tool and planning framework to help guide future development and investment to aid the regeneration of a particular district, area or site.An AAP will identify the area of change and opportunity, set out the key priorities and provide polices to help make decisions on planning applications. It will also influence decisions about transport, infrastructure, community facilities, economic development and future investment.

AAPs contain both visual and written material. They set out policies and address general topics that can inform the preparation of future planning applications within an action area. They are generally produced by the landowner, in partnership with statutory bodies and stakeholders as a collaborative document. Key components of an AAP include:

  • A clear vision and policy framework – to achieve sustainable growth and development;
  • Opportunities and options – for area transformation;
  • An urban design framework – to guide the scale and character of future development; and
  • Key proposals – for sustainable built development and infrastructure.
